Phoenix in the 21st century exemplifies the growing popularity of a connected urban environment where people choose to live, work and play. A resurgence of commercial development in the central city soon sparked a residential building boom in downtown as well.
Houston-based Hines Interests, a leading real estate development firm with an international portfolio of residential properties, procured one of the last developable parcels downtown in Collier Center, a highly sought-after site in the vibrant entertainment district. A below-grade parking garage and grid of columns had been built on the otherwise vacant 1.5-acre site, slated for a hotel decades earlier.

SmithGroup not only addressed that significant obstacle, but also transformed the site into an upmarket residential tower that stands alone in the marketplace for its high-end aesthetic and amenities. SmithGroup provided planning, architecture and partial interiors services for the 25-story tower, which includes 379 studio, one- and two-bedroom residences. The property is named for Mary “Adeline” Norris Gray, who arrived in Phoenix by wagon train in the 1860s and quickly became an instrumental civic leader.

In contrast to the traditional Southwest vernacular, The Adeline is contemporary, partnering luxury amenities and finishes with an urban esprit.
All residences have floor-to-ceiling windows to capitalize on city and mountain views. Exposed concrete ceilings with embedded fixtures add height and contribute an industrial chic. Wide hallways, a porte cochère and elegant lobby bring to mind a luxury hotel, with services such as a pet-bathing station, bicycle parking and cold storage for deliveries.
A key differentiator of The Adeline is found on the second level, filled with amenities that include a junior Olympic swimming pool, 2,800-square-foot fitness center, community kitchen, large lounge, co-working rooms and conferencing facilities. Outdoor living areas on the south side serve as a social hub, overlooking the entertainment district and the Footprint Center, which hosts Phoenix Suns basketball, concerts and other events. The north side shaded greenspace offers a counterpoint for relaxation, with quiet seating areas, community grills and fireplaces in an elevated park setting.
