To address ongoing demand for downtown living in the nation’s capital, client Quadrangle Development planned for a new apartment building that would maximize the potential of a premier location at the east end of K Street, a gateway to several popular neighborhoods. It sought a timeless, elegant design with a variety of apartment choices and a suite of indoor and outdoor amenities that would appeal to a millennial workforce.
The 14-story residential tower takes full advantage of the property size and location, comprising ground-level retail, three levels of parking below, and a total of 302 studio, one- and two-bedroom residences above. A large outdoor terrace provides an array of desired lifestyle features such as a dog run and ensures generous access to natural light, fresh air and views. A distinctive bay window treatment elevates both the residences and the shared spaces, maximizing space and light, and adding signature style to the building exterior.
A spacious entry vestibule and lobby with lounge-style seating sets the stage for the hospitality-inspired building. Every unit enjoys daylight and views, thanks to the building’s U-shaped design and multitude of bay windows. Those on the interior of the U overlook a second-level terraced courtyard where a vine-covered trellis, trees and other biophilia offer an easy escape to nature. It features outdoor seating areas and private patios for second-floor apartments.
Stacked bay windows are a defining feature of the building exterior and rooftop penthouse. At the building’s prominent K Street and 4th Street corner, the glass of the bays extends above the penthouse level, forming a unique sawtooth profile from the exterior and adding drama from the interior by creating a transparent articulated edge for outdoor rooms on the penthouse level. The expansive rooftop features four penthouse living units, an indoor party room, an array of outdoor seating areas, a heated pool and views that stretch to the U.S. Capitol—embodying contemporary urban living with year-round appeal.
